Off-road tires live a harder life than most rubber. 

They spend their weekends getting hammered against rocks, aired down over uneven terrain, packed with mud, and exposed to everything from blazing summer heat to freezing winter mornings. Then, for plenty of enthusiasts, the truck gets parked until the next adventure. That combination makes off-road tires incredibly capable, but it can also create conditions where cracking and dry rot become concerns long before the tread blocks are worn smooth.

Seeing cracks along the sidewall of a tire with plenty of tread remaining can be confusing, especially when the tire hasn’t accumulated many miles. The reality is that tires age whether they’re moving or not, and off-road use introduces additional environmental and mechanical stresses that can accelerate the process.

Understanding what causes tire cracking, how to slow it down, and when those cracks warrant replacement can help you get more life from your tires without gambling with your truck’s safety.

What Is Tire Dry Rot?

“Dry rot” is the term drivers commonly use to describe the cracking that develops as the rubber compounds in a tire age and degrade. Despite the name, the tire isn’t rotting in the traditional sense. Instead, the rubber is gradually losing some of the flexibility and resilience it had when it was new.

A modern tire is far more sophisticated than a hunk of molded rubber. Manufacturers carefully formulate compounds with oils, antioxidants, antiozonants, and other ingredients designed to maintain flexibility while resisting environmental exposure. Over time, heat, oxygen, ozone, sunlight, and repeated stress all contribute to the aging process.

Eventually, tiny cracks can begin appearing between tread blocks or along the sidewall. Those small surface cracks may initially be cosmetic, but deeper or more widespread cracking can indicate that the tire’s condition is deteriorating.

Why Off-Road Tires Can Age Differently

A highway tire typically leads a fairly predictable existence. It rolls across the pavement, reaches operating temperature, cools down, and repeats the process.

An off-road tire can experience something entirely different.
Consider a typical weekend trail run. You might drive an hour on the interstate, air the tires down at the trailhead, spend several hours flexing the sidewalls across rocks and ruts, air them back up, and then drive home at highway speeds. That’s an impressive range of operating conditions for a single tire to handle in one day.

None of that automatically causes dry rot. Off-road tires are engineered specifically to tolerate demanding environments. However, repeated sidewall flexing, heat cycles, UV exposure, impacts, and prolonged storage can all affect how quickly a tire ages.

This is why tread depth shouldn’t be your only measure of tire health. An off-road truck driven 5,000 miles per year may have mountains of tread remaining after several seasons, even as the rubber itself has endured years of environmental exposure.

Sunlight and Ozone Are Hard on Rubber

Your truck may look great sitting outside in the California sunshine, but its tires aren’t nearly as impressed.

Ultraviolet radiation contributes to the degradation of rubber compounds over time, particularly when a vehicle is parked outside in direct sunlight for extended periods. Ozone can also attack rubber at the molecular level, contributing to the small surface cracks commonly associated with aging tires.

This can become particularly noticeable on vehicles that don’t move frequently. A dedicated off-road rig, weekend truck, or overland build may sit in the same parking position for weeks at a time, leaving one side exposed to direct sunlight day after day.

Whenever possible, storing the vehicle in a garage or covered area helps reduce that exposure. If indoor storage isn’t an option, tire covers can be useful for trucks and trailers that spend extended periods parked outdoors.

Sitting Isn’t Always Easier on Tires

It sounds backward, but driving your truck can actually be good for its tires.

Tire compounds contain protective ingredients that work their way toward the surface as the tire flexes and heats during normal use. A vehicle that sits for months at a time doesn’t experience those regular heat and flex cycles, which can contribute to surface aging. Long-term parking also keeps the same portion of the tire under load. Over enough time, that can contribute to temporary flat spotting and additional stress in one area of the casing.

Tire Pressure Plays a Major Role

Off-road enthusiasts already understand the value of adjusting tire pressure. Airing down increases the contact patch and allows the tire to conform to rocks, sand, and uneven terrain, often making a dramatic difference in traction and ride quality.

The trouble begins when a tire stays underinflated after the trail ends.

Running insufficient pressure at highway speeds creates excessive sidewall flex, which generates heat. Heat is one of a tire’s biggest enemies, and repeated overheating can accelerate degradation while placing additional stress on the internal construction.
This is one reason an onboard compressor is such a worthwhile addition to an off-road build. Airing down for the trail is part of using an off-road tire properly. Airing back up before a long highway drive is just as much a part of the process.

For everyday driving, use the inflation pressure appropriate for your vehicle and tire setup rather than relying on how the tire looks. Big sidewalls can be deceptive, and an aggressive off-road tire may appear perfectly healthy while running significantly below its proper street pressure.

Heat Can Accelerate Tire Aging

Tires generate heat every time they flex, and off-road tires can see plenty of it.

Highway driving on a hot summer afternoon, towing a trailer, carrying additional payload, running on reduced-pressure tires, and crawling over difficult terrain can all increase tire temperatures. Combine several of those factors, and the tire has to manage a considerable amount of heat.

Again, a quality off-road tire is designed around these demands, but operating conditions still matter. Maintaining proper pressure and staying within the tire’s load rating helps control unnecessary heat buildup, particularly when the truck is loaded with camping equipment, recovery gear, tools, or a trailer.

That matters because many off-road builds get heavier over time. Add a steel bumper here, a winch there, some skid plates, a rooftop tent, and a week’s worth of gear, and suddenly the tires are supporting considerably more weight than they were when the truck was stock.

How to Prevent Premature Cracking

You can’t stop a tire from aging, but you can create conditions that help it age gracefully.

Keep your tires properly inflated during street use and adjust pressure deliberately when heading off-road. Store your truck out of direct sunlight for extended periods when possible, particularly if it’s a seasonal or weekend vehicle. Drive it periodically rather than allowing it to sit untouched for months, and inspect the tires after trail runs for cuts, punctures, unusual wear, or new cracking.

Cleaning matters too, although you don’t need to attack your tires with harsh chemicals every weekend. Mild soap and water are usually enough to remove dirt and trail grime. Petroleum-based cleaners and aggressive solvents can be hard on rubber, so stick with products specifically intended for automotive tires.

Most importantly, get into the habit of inspecting the entire tire rather than just checking tread depth. Sidewalls, shoulders, tread valleys, valve stems, and the spare all deserve attention.

When Is Cracking Serious Enough to Replace the Tire?

There’s no universal visual rule where one tiny crack means a tire is finished. Tire condition should be evaluated based on the tire’s depth, extent, location, age, and overall condition.

Fine surface checking can develop as tires age, but deep cracks, widespread cracking, bulges, exposed reinforcement material, or separations would never be ignored. If you’re unsure about what you’re seeing, have the tire inspected by a qualified professional rather than assuming it’s safe because plenty of tread remains.

Age deserves attention as well. The DOT tire identification number molded into the sidewall includes a four-digit date code indicating the week and year the tire was manufactured. A code ending in 2424, for example, indicates the tire was manufactured during the 24th week of 2024.
For off-roaders, knowing that date can be especially useful because mileage often tells only half the story.

Tough Tires Still Need Love

There’s a certain irony to owning an off-road truck. We’ll spend an afternoon deliberately pointing it toward rocks, mud, ruts, and terrain that would make a normal commuter turn around, then obsess over a tiny crack we notice while washing it the next morning.

Off-road tires are built to take punishment, but toughness and maintenance aren’t opposites.
